The real estate business certainly has changed during this uncertain economic time we are experiencing throughout the US and especially here in Southwest Florida.  Our main source of business is now new commercial transactions, the "Short Sales" and property that has gone through foreclosure, is bank owned, and resold. 

As a consumer, trust is one of the most important aspects you must have with your title professional.  It is our job to ensure that:

(1)  all liens and/or encumbrances are identified and properly disposed of;

(2) any title defects are found and cleared prior to closing;

(3)  all funds are collected and disbursed properly; and

(4)  All new documents prepared correctly so that you don't have to worry about what might happen someday when you decide to resell your property.    

I am proud to say that my underwriter, Chicago Title Insurance Company, is one of the largest and most well known underwriters in the US.  Unlike most other underwriters, Chicago Title does not perform title services directly to consumers.  Our relationship is such that they refer customers to Signet Title on a regular basis. 

Title insurance is a one time fee that is collected at closing.  The fee is based upon either the purchase price of an acquisition or the loan amount on a refinance.  Their are two types of policies (1) Owner's Policy - this insures the owner of the property; and (2) Mortgagee Policy - this insures the lender.  The fees are set by the Insurance Commissioner for each individual state.
